Eviction prevention and rehousing West Virginia.

Assistance is available in West Virginia to prevent homelessness, including evictions, and rehouse families into new, low income housing or apartments. Charities, churches and non-profits help tenants as well as homeless people either stay in their home or find a place to live. Find eviction prevention programs in WV.

There are government grants available near you to pay costs such as back rent or a security deposit as part of rapid rehousing. Tenants with an eviction or pay or quit notice will get emergency help too. Much of the support is available from the Continuum of Care program as well as ESG grants. Homeless prevention can help seniors, veterans, single mothers and very low income families, among others.

Stop an eviction in WV

Thousands of families in West Virginia face eviction every year. The state, using homeless prevention and rapid rehousing funds from the U.S. Department of Housing and Urban Development or United Way, provides various forms of assistance to those that need it. The goal of the CoC programs, as well as the non-profit agencies that take part, is to break the cycle of homelessness and poverty. Funds are limited, but those facing eviction have some options available to them.

All government funding is very limited. In addition, a formal application process has been put into place in West Virginia. Unfortunately not everyone that applies will qualify and/or funding may in fact run out. The exact make up of any rent or housing program will also vary from county to county.

There are several components to it. Residents facing imminent eviction may qualify for a grant to pay all or a portion of their rent. If the homelessness is going to be caused by an unpaid utility or water bill, then funds may be offered for that as well. Another focus is on rehousing currently homeless individuals in West Virginia. So the Continuum of Care can help with paying a security deposit or maybe first months rent. There will also be transitional housing sites funded as part of this as well. If these resources do not help, locate additional resources as well as financial assistance for paying rent.

Various case management services are available. Staff from county social service offices as well as non-profit agencies will meet with clients to go over all of their options. They will also partner with them on overcoming their financial hardship, and can refer clients to employment and other support services.

Many different non-profits coordinate resources and advocate on behalf of low income families. This makes any type of aid provided even more effective, as there is less duplication of services. Other assistance that may be administered includes the following.

  • Landlord - tenant mediation, including free legal advice and representation. Locate a free lawyer consultation for tenants in WV.
  • Continuum of Care grants and HUD also help pay for transitional housing and shelters.
  • Direct financial aid, including zero percent interest rate loans, for rent or energy bills.
  • Charities in West Virginia offer free counseling for tenants with an eviction notice, grants, and housing support.

Some resources are only available for residents that a particular need or challenge. HUD grants may offer rental or deposit help to the disabled, elderly, single mothers, or homeless children. There are also some assistance programs for those escaping from domestic violence. If an agency in West Virginia can't meet your need, or if not qualified, then referrals are often offered. One of the leading places to turn are the financial assistance programs from charities, as they address many needs of low income tenants.

West Virginia homeless prevention and rehousing programs

Another focus of the Continuum of Care is on rehousing the homeless in WV. Social workers will offer case management and more. Individuals will first normally have access to a transitional housing center. This allows them time to regain self-sufficiency.

When ready to move, assistance in locating a new, permanent home is offered. Some clients may qualify for financial assistance in paying for a rental deposit or moving expenses, however this is not common. Regardless, the rehousing services are a very effective tool for the poor and homeless in West Virginia.

If a challenge for rehousing (or the reason being evicted) was due to past due evictions or poor credit on the record of an applicant, then agencies can provide guidance to the family. Several law firms, as well as homeless prevention charities, work with landlords and tenants to help them get into an apartment. they arrange security deposit help, free legal, and other programs for the family. Or look into other help renting with past evictions.
