Housing authority programs of Myrtle Beach.

The HUD certified non-profit Myrtle Beach housing authority is a resource for low income families in Horry County. Whether someone rents or owns their home, the non-profit may be able to arrange short term financial assistance using various programs as well as direct clients to long term support. Some of the resources offered by referrals include home repairs, government grants for housing or rent costs, and more.

Most of the resources from Myrtle Beach housing authority are very limited and will often have a waiting list. Also, the programs tend to be focused on the very low income that are close to poverty levels, however there may be some exceptions for the disabled. More information on the application process and housing programs are below.

Home Repair services are rare, but when available, priority is given to senior citizens in Horry County and persons with disabilities. Any updates will only be done to owner-occupied homes that are in need of basic safety type repairs.

While in some cases the repairs are free, in other instances a loan will be issued to the family so they can pay for the repairs on their own. In these cases, the Myrtle Beach housing authority may be able to help them find contractors, or link a client to a resource that can help them with the repairs if needed.

The modifications or repairs to the home can include patching a roof, modifications for handicap accessibility, changing bulbs, or minor plumbing or electric work. So any work will be minimal. However, the housing authority of Myrtle Beach is also available to provide housing counseling services to guide homeowners through the repair process.

Rent subsidies are available for very low income families as part of Section 8, the Housing Choice Voucher program. This will use some federal government funding to help pay for a portion of housing and energy bill costs, and the tenant will also need to pay some of their income as well towards these costs. There is often a very long waiting list for this Myrtle Beach housing authority service. The agency also runs there own apartments in the region, and this is their Alliance Inn site.

Section 8 will assist eligible families with accessing safe, affordable housing through a subsidized voucher or certificate program. Among other things, it will provide financial help with monthly rental and utility payments, and it is mostly funded through the U.S. Department of Housing and Urban Development (HUD).

 

 

 

There is some flexibility built into this, as the voucher allows household to live in a home or apartment of their choosing as long as it meets standards for safety and affordability. This determined by HUD guideline ,which will be enforced for all participants.

Supportive Housing is for the disabled in Horry County. Coastal Housing Development (CHD) as well as the Myrtle Beach Housing Authority and the non-profit New Directions created this resource using HUD funds. It will offer rental assistance and subsidies for the homeless that have a physical disability or mental illness. Another similar service is Shelter + Care Program, which is for the long term homeless in the county.

Transitional and Scattered-Site Housing is combined with on-going case management from the housing authority. This program provides assistance so participants can get support in securing affordable apartments throughout the region. There are also resources focused on disabled families and individuals as well as veterans.

Residents of Horry County that are looking to buy a home, in particular their first, can get help as well. There are workshops held along the lines of Home Ownership Training, and this operates as comprehensive education services for buyers. Not only that, but there can also be one on one counseling arranged in an effort to prepare families who want to purchase a home.

Courses held by Myrtle Beach housing authority or its partners focus on how to enter into real estate contracts, home inspections and maintenance, home insurance and completing residential mortgage loan applications. The comprehensive program also educates participants by preparing and pre-qualifying them to obtain a mortgage.

In addition to those workshops, which also incorporate individualized budget and credit counseling sessions, participants are involved in various group sessions covering such topics as information on how to keep up with mortgage payments, avoiding predatory lending, and of course free tips on maintaining the home.

Free foreclosure counseling focuses on the large number of Myrtle Beach area foreclosures that are occurring.  Housing counselors work as a liaison between the bank's loss mitigation department as well as the homeowner to create a feasible plan for the borrower to follow. Clients will explore everything from modifications to local mediation services.

Eligible homeowners that are behind on their payments, or that have a pending foreclosure in the Circuit Court of Horry County meet with on-site counselors and maybe even attorneys. If the client's income is low enough, then this advice is given free of charge, and together they will prepare and submit workout packages to their prospective lender or bank.

 

 

 

 

The Emergency Food and Shelter Program from Myrtle Beach housing authority is what is available for paying for housing or rental costs. The money comes from the federal government, and it can provide utility bill assistance to area individuals or households. Tenants facing homelessness may be able to receive emergency help for a partial rent payment. A customer must have exhausted all other local resources before applying to this.
