Idaho HUD-Certified Foreclosure Prevention and Free Housing Counseling Agencies.

Idaho is a large, spread-out state, and for homeowners outside of Boise, Coeur d'Alene, or Pocatello, the nearest HUD-certified housing counseling office may be an hour or more away. Much of the Snake River Plain, the Panhandle outside of Coeur d'Alene, and central Idaho have no local office at all. The good news is that most of the HUD approved agencies on this page, as listed below, offer full counseling by phone — so distance is not a barrier to getting help.

This page is a guide to all the HUD approved housing counseling agencies in Idaho as well as an overview on the services provided. daho is also a nonjudicial foreclosure state, which means a lender can proceed with foreclosure without going to court first. The process can move faster than homeowners expect, which makes calling early important.   • Be mindful of scams: All legitimate housing counseling in Idaho is free. Anyone who contacts you asking for upfront money to stop a foreclosure or modify your loan is running a scam. Report it to the Idaho Attorney General at 800-432-3545.

Statewide — Idaho Housing and Finance Association

Idaho Housing and Finance Association (IHFA)
This is the state's housing finance agency and the single largest HUD-certified housing counseling network in Idaho. The organization operates a statewide counseling program under its Finally Home! brand, with offices in Boise and branch locations across the state. Services cover mortgage delinquency and foreclosure counseling as well as pre-purchase counseling. There is also advice around reverse mortgages, rental housing counseling, and homebuyer education. Treasure Valley — Boise and the Surrounding Area

The Boise metro is where Idaho's price surge hit hardest and where the greatest concentration of local counseling agencies operates. Two independent HUD-certified organizations complement IHFA's services here.

A NeighborWorks America affiliate that has served the Treasure Valley for more than 40 years. Provides free pre-purchase counseling as well as foreclosure prevention services. There is also financial fitness coaching and rental counseling. Also offers its own mortgage lending, down payment assistance programs, and home repair services — making it one of the more complete local homeownership resources in the state. Homebuyer education classes run on a regular schedule at the Americana Terrace office.

Debt Reduction Services

A Boise-based national nonprofit and HUD-certified agency offering a variety of services around pre-purchase,  homeowner financial counseling, and foreclosure prevention. Other programs range from reverse mortgage counseling, tenant support, and homebuyer education. Services are available both in person and by phone. English only.

North Central Idaho — Lewiston and the Clearwater Region

Lewiston sits at the confluence of the Snake and Clearwater rivers and serves as the economic hub for north-central Idaho and neighboring communities in Washington state. Two HUD-certified agencies operate here.

A national nonprofit and HUD-certified counseling agency with a Lewiston office. Provides support to people struggling with a mortgage, pre-purchase counseling, and homebuyer education classes. Other help includes rental counseling and financial management services. Phone and in-person counseling available in English and Spanish. IHFA's Lewiston branch (listed above) also serves this region.

 

 

 

Southeast Idaho — Pocatello and Bannock County

NeighborWorks Pocatello

NeighborWorks Pocatello is the only organization in eastern Idaho with a fully licensed reverse mortgage counselor on staff. Also provides free mortgage default counseling, pre-purchase counseling, homebuyer education (Finally Home!® program), and credit counseling services. Down payment and closing cost assistance loans are available for qualifying buyers in Bannock, Bingham, and Power Counties. Counseling services are offered statewide by phone. Classes run monthly; upcoming dates are posted at nwpocatello.org.

Coverage note: North Idaho / Sandpoint area has no locally based HUD agency since Bonner Community Housing Agency dropped off the list. IHFA's Coeur d'Alene branch and the statewide hotline (800-569-4287) serve that region remotely.
