Homeowners in Suffolk County New York can contact HUD approved non-profit housing counseling agencies. The organizations offer free or reduced priced financial counseling and foreclosure prevention services for homeowners who are facing default on a primary residential mortgage.

Counselors from these non-profit organizations will work closely with the client and the bank or mortgage holder to arrange a mutually agreeable and realistic payment plan for their home loan. Also, counselors will, when possible, offer default mortgage counseling to homeowners with FHA loans and conventional loans. Specialists will seek to assist homeowners in maintaining properties to prevent foreclosure by negotiating with lenders for solutions to mortgage delinquencies. Housing counselors from these Suffolk County agencies will also perform credit services and budget analysis in order to educate individuals and assist families so they become self-sufficient over the long term. They also help with predatory lending.
