Two non-profit organizations to contact for foreclosure assistance in DuPage Illinois include the Homeowners Center as well as the People’s Resource Center.

Many hard working homeowners across DuPage County are experiencing the fear of foreclosure or may have already received a notice. Some of the primary causes have been the weak economy and high unemployment numbers in the region. From time to time some homeowners fall behind on their mortgage due to short term emergencies or a hardship such as a medical emergency or reduction in work hours. When you are going through a difficult period, there are some non-profit agencies that can assist those people who may be facing foreclosure.

Help from the DuPage Homeowners Center (DHOC)

This is one of the leading organizations that can assist homeowners across DuPage County. The center is staffed and run by a non-profit organization that has its main office in based in Wheaton Illinois. Dial (630) 260-2500. Counselors work with residents and are involved in serving low and moderate income households, first-time homebuyers and homeowners in crisis situations.

A number of foreclosure and mortgage assistance programs and solutions are provided. Some of the services that the DHOC organization provides are foreclosure counseling, working out an individual budget to see what one can afford, classes for first-time home buyers, assistance with credit checks, repairs and understanding mortgages.

Housing counselors from DuPage Homeowners Center will provide help for anyone across the county who may be struggling to pay their mortgage. Programs are also offered for those who are looking to purchase a home.

Oftentimes the counselors can work with lenders and banks to come up with an agreement or loan modification to help with homeowners who are in danger of not paying their mortgages, and this service is offered for those who are faced with a foreclosure.

 

 

 

 

During the past year, over 800 residents in the county have received some form of counseling or assistance from DuPage Homeowners Center. Most of their foreclosure help provided has been to homeowners whose filing has been a result of unemployment or reduction in hours and therefore homeowners have not being able to pay their home loans. Some people were just dealing with mortgages that had high interest rates that were leading to higher payments, and sometimes those can be refinanced. However unemployed has been the leading cause.

Foreclosure assistance programs from The People’s Resource Center

This is another non-profit organization that is based in Westmont Illinois. The agency offers homeowners access to housing assistance. Other programs and resources can also help with free security deposits and rental payments for those who qualify. The focus is on homeless prevention, whether the result of an eviction or foreclosure. Phone number (630) 682-5402.

While the agency does offer some assistance to those who are in danger of foreclosure or who are delinquent, the majority of their clients and resources are focused on tenants and their rental properties. They provide grants, donations and emergency rental assistance in an effort to try to prevent people from becoming homeless.

Last year, the non-profit agency helped over 200 families with at least one month’s emergency mortgage or rental assistance. The programs have been effective, as surveys indicate that over 99 percent of those that received assistance from the People’s Resource Center remain housed and have kept their shelter.

Unfortunately grants at both the federal and state level are also being cut, and donations are lower due to the weaker economy. This makes it difficult to serve the increasing number of people who are requesting assistance. Their main goal is to prevent homelessness, so the lack of funding is very unfortunate.
